Consultation
All you need is an Eircode.
Your journey with Dwell begins with a consultation. If you already have an idea of where you'd like your modular home to sit, get in touch and give us your Eircode.
We'll first assess your property using mapping and satellite data to identify potential access and logistical challenges. We'll then arrange for a member of our team to visit your site and assess everything from access and delivery to the positioning of your Dwell.
Our goal is simple: to identify and solve any challenges before your home arrives.

Dwell, Stay or Play?
Once our team has assessed your site, we'll help you choose the Dwell Modular range that's right for you.
Whether you're looking for an independent living space, guest accommodation, a home office, somewhere to entertain, or simply more space at home, we'll work with you to find the right solution.
From the layout and finishes to fixtures, fittings and optional features, your Dwell can be customised around the way you intend to use it.

Construction
Once you've chosen your Dwell and finalised the specification, construction begins.
Dwell Modular operates between Ireland and our manufacturing facilities in Shenyang, China, where each home is built to order.
Throughout the build, you'll remain in close contact with our team. We'll keep you updated on your home's progress and make sure you're happy with the specification before it leaves the factory.
Want to make a last-minute change to a fixture or fitting? That's no problem. We'll work with you to accommodate changes wherever possible.
Our typical construction time is 5–7 weeks from the point of order.

Shipping & Site Preparation
When construction is complete, your Dwell is ready for its journey to Ireland.
Before your home leaves the factory, we'll give you a final walkthrough so you can see the completed build and confirm the fixtures and fittings.
Your Dwell is then carefully packaged for transport and moved from Shenyang to the port of Dalian, where it begins its journey to Dublin Port.
Typical port-to-port transit time is 48–70 days.
While your Dwell is making its way to Ireland, we can prepare your site for its arrival. At a minimum, this includes:

A concrete foundation
Our team can also take care of additional site works, including landscaping, pathways, outdoor lighting and other finishing touches, allowing you to create a complete outdoor space around your new home.

Landing
Your Dwell has arrived.
Once it reaches Dublin Port, we'll arrange transportation to your property. A specialist crane will then lift your home from the lorry and precisely position it onto its prepared foundation.
Our plumbers and electricians will connect your Dwell to its services, and we'll complete the final installation of fixtures and fittings.
Then it's time to open the door and make yourself at home.
